In August 2015, the Palestine Association of REALTORS® had the following activity in our area for Residential & Farm/ Ranch Properties (please note that this data does not include commercial properties, unimproved acreage or vacant lots and is for Palestine addresses ONLY):
- Total # of MLS Listings: 155 (This includes ONLY Residential & Farm/Ranch Properties with a Palestine, TX 75801 or 75803 Address with an “Active” Status.)
- New Listings Added in August 2015: 46
- Total Properties Sold in August 2015: 42
- Average List Price: $137,264 (of homes sold in August)
- Average Sale Price: $130,418 (of homes sold in August)
- Properties under contract / pending sale as of August 31, 2015: 59
- List Price to Sales Price Average for August sales: 93.69% (this means that if the property listed at $100,000 the average final sales price was $93,690. Keep in mind this is an average and not typical for every sale.)
- Average Days on Market for Homes Sold in August was 147 Days
- Average Price Per Square Foot for Homes Sold in August 2015 was $83.23 per square foot with a Median of $68.00 per square foot

I was surprised to see the differences in August2014 vs August 2015 Palestine, Texas real estate sales. These stats are for Residential & Farm/Ranch Properties with a Palestine TX address ONLY and do not include Acreage or Commercial Listings.
Highlights include:
- In August 2014, the average list price of homes sold was $135,355 and in August 2015 was $139,422.
- There were 23 more house sold in August 2015 than in August 2014.
- August 2015 Average days on market to sell was 147 days compared with 141 days in 2014.
- The average price per square foot has gone from $66.36 in 2014 to $78.34 in 2015.
