Budget-Friendly Home Updates Under $100

Home remodeling scares many people, but often a major renovation isn’t necessary. There are many small and budget-friendly changes you can make and the best thing is, you can do it yourself! If you want your home to sell high and fast, even small updates will payoff big time. Even if you do not want to sell, it’s great just to update your space every so often. Change is good and cheap updates are even better.

“Poor Man’s Staging” – Cost: Free

Ok, this isn’t so much staging as it is getting rid of stuff. However, decluttering and staging are closely related. Have you ever seen a “designer home” completely full? No, because it is curated, not cluttered. It can be overwhelming if you overthink it, so focus on one room (or even one drawer) at a time. Closets and shelves that are chocked full make it seem like you don’t have enough storage (and if they are busting at the seams, you don’t!). Be ruthless when culling your collections—if you haven’t used it in 6 months—donate, sell or trash it. Clutter and stress are closely related, so not only will it help your home’s marketability, you’ll be living in Zen and you’ll have much less to pack when it sells.

Hide Some Ugly with Paint – Cost: $50+

You don’t necessarily have to paint every room. Many things can be instantly (and cheaply!) updated with a coat of paint, such as wood paneling, dingy cabinets and doors, knobs and hardware and even light fixtures! You can’t paint it all, but focus on the most dated items first—is paint a cost effective solution? Brass fixtures and wood paneling are two things many buyers cringe at and both can be instantly updated with paint. That brass chandelier might be really cute and modernized when painted white! Don’t lose a potential buyer over something that is so easily fixed. Paint can make many things feel new again without replacing, which saves (and makes) you money.

Feel Pretty on the Outside – Cost: $20+ (up to $100 or more if you desire)

You can also make some exterior adjustments for maximum impact with minimal cash. Consider adding fresh mulch to flowerbeds to freshen them up, trim everything nice and neat and add a few seasonal flowers. Flowers make people happy and happy people buy your house—see where I’m going here? You don’t have to have a million dollar lawn makeover, but anything you can do to create a great first impression counts.

Worth It

I know not everyone loves to tackle house projects. However, these small updates will make a difference. Nobody wants extra projects, but buyers don’t want projects either. If your house has too many, the buyers will flock to the updated house down the street and buy it instead. It’s no secret—the more updated it is, the more you’ll make and the faster it will sell. You only have clutter to lose.
